Cleaning and Preparation

PRESSURE CLEANING
All exterior surfaces to be coated will be thoroughly high pressure cleaned with a minimum of 3,000 P.S.I. using a dilute solution of ½ pound TSP, ½ gallon chlorine bleach and 5 gallons of water to remove excessive chalking, lose or deteriorating stucco or masonry, peeling paint, dirt, grease and other foreign surface contamination, salt deposits, mildew and algae growth. Oscillating tip will be used where necessary. Areas displaying sprinkler rust will be treated with a Jomax, bleach and water solution. (Unfortunately, it is not possible to guarantee the removal of penetrated mildew and rust stains.) Surface will be allowed to dry thoroughly before proceeding.

SCRAPE AND WIRE BRUSHING
All areas of scaling, peeling, chipping, blistering and/or rust will be scraped, wire brushed and light sanded until achieving an industry-standard, feathered smooth, sound surface. Rusted re-bars or exposed metal will be cleaned and wire brushed, and an anti-corrosive rust arrestor will be applied to all exposed metal. Loose rust will be removed from all rusted corner beads. (Unfortunately, it is not possible to guarantee that rusting will not reoccur.)

STUCCO AND MASONRY REPAIR
Cracks of less than 1/16” will be raked out with a knife, wire brushed clean, sealed and patched with elastomeric patching compound, brush or knife grade, bridged approximately 2” on each side and crowned approximately 1/16” at center, appropriately spread to match existing texture as closely as possible. Cracks greater than 1/16” will be cut out to an approximate ¼” x ¼” “V” shape, wire brushed clean, sealed with high-performance flexible sealant and patched with an elastomeric patching compound, brush or knife grade, bridged approximately 2” on each side and crowned approximately 1/16” at center, appropriately spread to match existing texture as closely as possible. Delaminated or missing stucco and loose deteriorated, old patched areas will be removed. Exposed reinforcing rods will be wire brushed clean to remove rust scales, primed with an anti-corrosive rust inhibitor/converter, and bonded with a bonding agent. Fully dried area will be patched with appropriate stucco patching compound and/or elastomeric patching compound to match existing texture as closely as possible.

SEALANTS
Exterior caulking will be carefully inspected. All loose hardened, non-flexible, deteriorated caulking caused by failure of cohesion or adhesion at the edges of window and door frames, metal-to-metal and stucco-to-stucco will be removed. A solvent will be used to remove surface dirt and any other substance that may adversely affect or interfere with the bonding process. New caulk will be applied in one thorough, continuous bead of appropriate type and color-coordinated sealant. All 90-degree areas displaying visible separation will be caulked using the same procedure.

FERROUS METAL
All loose and scaling paint, rust and oxidation by-products will be removed by wire brush, and lightly sanded. Dirt, oil, mildew and other contaminates will be cleaned with a solvent. An anti-corrosive rust inhibitor will be applied to prevent the spread of rust. Bare and rusted areas will be spot primed with a metal primer. One coat of enamel finish will be applied.

NON-FERROUS METAL (ALUMINUM, COPPER, GALVANIZED, ETC.)
Dirt, oil, mildew and other contaminates will be cleaned with a solvent. All rough and peeling areas will be lightly sanded, and spot primed with acrylic bonding primer. One coat of industrial DTM (Direct-To-Metal) enamel finish will be applied by brush, roller and/or spray.

WOOD
Areas of loose, peeling, flaking, blistering and scaling paint will be scraped, wire brushed and lightly sanded until achieving an industry-standard, feathered smooth, sound surface, and spot primed with acrylic bonding primer. One coat of exterior acrylic finish will be applied. (NOTE: All missing, broken and rotting wood should be replaced prior to cleaning, and subsequent coating, and is not subject to this proposal.)

MASONRY AND STUCCO EXTERIOR ACRYLIC BONDING PRIMER/SEALER/ CONDITIONER
Apply by brush, roller and/or spray, one coat of pigmented (tinted) exterior acrylic masonry bonding primer/sealer at a maximum of 350 square feet per gallon.

MASONRY AND STUCCO EXTERIOR ACRYLIC FINISH
Apply by brush, roller and/or spray, one coat of exterior acrylic masonry finish at a maximum of 350 square feet per gallon.

WALKWAYS, CORRIDORS, DRIVEWAYS, DECKS AND STEPS
Thoroughly high pressure clean with a minimum of 3,000 P.S.I. using a dilute solution of ½ pound TSP, ½ gallon chlorine bleach and 5 gallons of water to remove any loose coatings, dirt, grease and other foreign surface contamination, salt deposits, mildew and algae growth. Oscillating tip will be used where necessary. Areas displaying sprinkler rust will be treated with sprinkler rust remover. Surface will be allowed to dry thoroughly before proceeding. Any missing texture on all walkways, corridor floors, driveways, decks and steps will be patched as detailed above.

ROOF PIPES
Areas of loose, peeling, flaking, blistering and scaling paint will be scraped, wire brushed and lightly sanded until achieving an industry-standard, feathered smooth, sound surface, and primed with epoxy. Apply one coat of exterior urethane epoxy finish.

EXPOSED REINFORCED STEEL
Substrate will be raked out to expose affected area and scaled rust will be removed by wire brushing, primed with an anti-corrosive rust inhibitor, and regrouted with non-shrinking grout appropriately spread to match existing texture as closely as possible. Spot prime and apply one coat of waterproofing/finish.
